Santarém district is the agricultural heartland of central Portugal — the Ribatejo, the land beside (riba) the Tagus (Tejo) river. This is where the famous Lusitano horses are bred on rolling plains, where the olive and wine groves of the Tagus valley produce some of Portugal’s finest table wine (Ribatejo DO), and where quintas — traditional Portuguese farmsteads — come in their most complete form: main house, adega (wine cellar), stable, olive press, outbuildings and land.
For buyers seeking genuine agricultural property in central Portugal, Santarém district is the starting point. The combination of good land, established farming traditions, a productive climate and property values that remain significantly below those of the Alentejo (south of the Tagus) makes this one of the most compelling districts we work in.
The Ribatejo Plains
The flat flood plains and gentle hills of the central Ribatejo — the area around Santarém city, Almeirim, Cartaxo, Golegã and Chamusca — are horse country. The Lusitano breed, one of the world’s oldest, was developed here. The land is deep, fertile alluvial soil, excellent for market gardening, vines, olives and cereals.
Property in this area tends to be either urban (Santarém city, Cartaxo) or agricultural — there is less of the rural village stock that you find in the hillier districts. A working quinta in the Ribatejo plains — 5 to 15 hectares, with a main house of 200–400 square metres, adega, stables and outbuildings — might be in the range €220,000 to €420,000 depending on the condition of the house and the productivity of the land. Smaller quintas of 2–5 hectares, with a farmhouse needing some work, start at around €130,000.
Golegã is the heart of horse country and hosts Portugal’s national horse fair (Feira Nacional do Cavalo) each November — one of the great events in the Portuguese agricultural calendar. Properties near Golegã with equestrian facilities attract buyers from across Europe.
The Zêzere Valley
For our money, the most attractive part of Santarém district for residential buyers is the Zêzere valley — the deep river gorge that cuts from the mountains above Oleiros (Castelo Branco district) down to the Castelo de Bode reservoir and then to the Tagus. This is landscape of real drama: forested ridges, river beaches, schist villages clinging to steep hillsides.
Ferreira do Zêzere and Tomar sit at the western end of this valley. The Castelo de Bode reservoir — one of Portugal’s largest, formed by a dam on the Zêzere — offers swimming, sailing, kayaking and some of the most beautiful lakeside scenery in the country. Holiday houses on or near the reservoir have become increasingly sought-after. A T2 or T3 house within walking distance of the water might cost €100,000 to €160,000; houses with private access to the reservoir shore command premiums.
Ourém, further west, encompasses Fátima and a diverse landscape of limestone hills, underground caves (Grutas de Ourém) and medieval villages. Property here is affordable — T3 village houses from €70,000, small quintas from €140,000.
Abrantes and the Upper Tagus
Abrantes is Santarém district’s second city — a historic town on a hill above the Tagus, with a Moorish castle and a significant history (Wellington headquartered here during the Peninsular War). The property market in Abrantes itself is a reasonable mix of apartments and houses, with T3 houses in the city costing €90,000 to €150,000.
The country around Abrantes — the Médio Tejo, the middle Tagus valley — has attractive rolling terrain, good agricultural land and a scattering of quintas that rarely appear on international property sites. Working farms with olive groves, vines and cereal land might be €160,000 to €320,000. The area around Constância, where the Zêzere meets the Tagus, is particularly beautiful.
