Property for Sale in Leiria District
Leiria district occupies a privileged position on Portugal’s Atlantic coast, stretching from the famous beaches of the Silver Coast — São Pedro de Moel, Vieira de Leiria, Praia do Pedrógão — inland through the vast Leiria pine forest (the Pinhal d’El Rei, planted by Dom Dinis in the 13th century) to the hills and valleys of the interior. It is one of the most accessible districts in central Portugal, sitting just 130 kilometres north of Lisbon on the A1 motorway.
For property buyers, Leiria offers a compelling combination: lower prices than the Algarve, genuinely beautiful Atlantic coast, and an interior that remains largely undiscovered by international buyers. The district capital, Leiria, is a handsome city of some 50,000 people dominated by its medieval castle — one of the finest in Portugal — and has all the infrastructure a resident could need: hospital, airport (small regional, mainly cargo), university, shopping centres and an active cultural scene.
The Silver Coast (Costa de Prata)
The western coast of Leiria district forms part of Portugal’s Silver Coast — so named for the silver-grey Atlantic light that differs markedly from the harsher sun of the Algarve. The beaches here are magnificent: long, wide, backed by pine forest, and substantially less crowded than Algarve beaches for most of the year. The sea is cooler (15–19°C in summer against Algarve’s 20–23°C) but perfectly swimmable.
Property prices near the coast have risen significantly since 2018 as the Silver Coast has become better known internationally. A habitable T2 or T3 house within 5km of the beach at São Pedro de Moel or Nazaré now costs €130,000 to €200,000, with seafront and ocean-view properties well above that. The village of Nazaré itself — world-famous for its giant surfing waves at Praia do Norte — now has a significant tourist economy and an active short-term rental market. Apartments in Nazaré might yield 5–7% gross on short-term rental.
Further south, the Óbidos Lagoon forms the southern boundary of Leiria district. This shallow coastal lagoon, surrounded by pine and dune, is one of the most beautiful natural features of central Portugal. Villages around the lagoon — Foz do Arelho, Bom Sucesso, Salir do Porto — attract a mix of Portuguese weekenders and international buyers. Property prices here are similar to the Silver Coast: a T2 close to the lagoon might be €140,000 to €180,000.
The Interior: Pombal, Porto de Mós, Figueiró dos Vinhos
The interior of Leiria district is where the value for money becomes extraordinary. Move 25–30km from the coast and prices drop sharply.
Pombal, in the north of the district, is a market town with full infrastructure. T3 village houses in the surrounding parishes might be €65,000 to €90,000. The land around Pombal is mixed — some pine forest, some agricultural, some olive and cork oak — at prices of €4,000 to €7,000 per hectare depending on productivity.
Porto de Mós is a charming small town south of Leiria with an important place in Portuguese history — the Treaty of Zamora, recognising Portugal as a kingdom, was signed here. The Grutas de Mira de Aire (the largest cave system in Portugal) are nearby. Village property in the Porto de Mós municipality starts at around €55,000 for habitable houses.
Figueiró dos Vinhos, in the most rural southeastern corner of the district, is one of the least-known municipalities in Leiria but has attracted considerable interest from renovation-minded buyers. The landscape is spectacular — deep valleys, schist villages, waterfalls — and property prices reflect the isolation. Ruins here can be found for €20,000 to €40,000.
Leiria City
Leiria city has a functioning property market with broad appeal. Apartments in the city centre range from €100,000 for smaller older units to €220,000 for well-located modern T3 apartments. Houses in the city suburbs tend to run €150,000 to €280,000. The city has a strong student population (Instituto Politécnico de Leiria) which supports an active rental market.
The Fatima Effect
The municipality of Fátima sits within Ourém, in the southeastern part of Leiria district. The Sanctuary of Fátima — one of the world’s most visited Catholic pilgrimage sites, receiving over 6 million visitors annually — dominates the economy and character of the town. Property in Fátima itself tends to be oriented around the pilgrimage trade: hotels, apartments, shops. For residential buyers, the surrounding villages and the nearby Serra de Aire e Candeeiros Natural Park offer a quieter alternative.

Silver Coast vs Algarve: Leiria's Silver Coast is 2–3 hours from Lisbon airport, 2.5 hours from Porto airport. Property prices are 30–50% lower than comparable Algarve locations and the beaches are, arguably, more spectacular. The sea is cooler but the landscape and character are genuinely different — and for buyers looking at year-round living, the lower tourist volumes mean the Silver Coast functions as a real community rather than a resort.
